## Introduction

> We instantly knew we landed somewhere extraordinary.

We visited Popoyo for the first time on a vacation in the Spring of 2005. Those first moments on the beach planted the seed of what is now Finca Popoyo.

## Why Popoyo

> Ocean, space and a slower rhythm.

There are very few places left in the world where world-class surf, uncrowded beaches, natural beauty, and genuine development opportunity still exist in the same place. Popoyo is one of them. Located on Nicaragua’s Emerald Coast, Popoyo has quietly evolved into one of Central America’s most desirable coastal destinations while maintaining the authenticity and character that first attracted surfers, travelers, and adventurers to the region decades ago.

At its heart, Popoyo is defined by the ocean. This stretch of coastline is home to some of the most consistent and diverse surf in the Americas, with an extraordinary variety of waves packed into a relatively small area. From the powerful peaks of Popoyo Main Break to the long walls of Lance’s Left, the playful waves of Playgrounds, the reefs of Outer Reef, the beaches of Bahía Punta Sardina, and the barrels of Playa Colorado, there are waves for every level of surfer and nearly every type of swell.

What makes the surf truly exceptional is its consistency. Thanks to the offshore winds generated by Lake Nicaragua, the coastline often enjoys clean conditions throughout much of the day. It is common to paddle out at sunrise and still find organized, glassy waves well into the afternoon, a rarity in many surf destinations around the world.

Yet surfing is only part of what makes Popoyo special.

Life here moves at a different pace. Mornings begin with coffee overlooking the Pacific. Days are spent in the ocean, exploring tide pools, fishing, horseback riding, practicing yoga, or simply enjoying the rhythm of the coast. Evenings end with sunsets that paint the sky in shades of gold, orange, pink, and purple before the stars emerge over the ocean.

Unlike many resort destinations that have been heavily developed, Popoyo still feels connected to its surroundings. Fishing villages, open landscapes, grazing cattle, tropical forests, and long stretches of undeveloped coastline create a sense of space and freedom that has become increasingly difficult to find elsewhere.

Over the past decade, the area has experienced steady growth driven by boutique hotels, surf lodges, wellness retreats, restaurants, and thoughtfully planned communities. Development has remained relatively low-density, preserving the natural character that makes the region so appealing while gradually improving amenities and infrastructure.

For buyers and investors, this creates a compelling opportunity. Compared to established surf markets in Costa Rica, Mexico, and Panama, property values in Popoyo remain remarkably accessible. Ocean-view land, beachfront homesites, and development parcels can still be acquired at prices that would be difficult to find in many comparable coastal destinations.

At the same time, the region continues to gain momentum. Infrastructure improvements, increasing international tourism, expanding hospitality offerings, and the continued development of the Carretera Costanera are helping connect Nicaragua’s Pacific coast while bringing greater visibility to the area.

Many people arrive in Popoyo because of the surf. Many stay because of the lifestyle.

For those seeking a place where natural beauty, adventure, community, and long-term potential intersect, Popoyo offers a rare opportunity to become part of one of the Pacific coast’s most exciting emerging destinations.

## Why Surf Nicaragua

> Warm water. Consistent swell. Offshore wind.

There are great waves all over the world. What makes Nicaragua different is how consistently good the conditions are. One of the region’s greatest natural advantages lies about 40 miles inland at Lake Nicaragua. The lake creates a natural pressure system that funnels offshore winds toward the Pacific Coast for much of the year. Those winds shape incoming swells into clean, organized waves that often remain groomed from sunrise to sunset.

In many surf destinations, the best conditions are limited to a few hours each morning before the wind arrives. In Nicaragua, it’s common to surf quality waves all day long. Paddling out at dawn and finding clean surf again in the late afternoon isn’t the exception here. It’s often the norm.

The waves themselves are powered by swell generated thousands of miles away in the Southern Hemisphere. During the surf season, powerful storm systems moving through the Roaring Forties and Roaring Fifties send consistent energy toward Central America, creating remarkably reliable conditions along Nicaragua’s Pacific coastline. From March through September, overhead surf is a regular occurrence.

During the dry season, wave sizes tend to ease off while conditions remain clean, creating ideal opportunities for beginners, intermediate surfers, and anyone looking for more approachable waves. The water stays warm year-round, typically ranging between 80 and 84 degrees Fahrenheit. Boardshorts, bikinis, and rash guards are all you’ll ever need.

What surprises many visitors most, however, is the amount of space. While many well-known surf destinations have become increasingly crowded, much of Nicaragua’s coastline still feels open and uncrowded. Long stretches of beach, multiple surf breaks, and a relatively low population density create an experience that is becoming harder and harder to find elsewhere.

And perhaps the best part is the variety. Whether you’re looking for a gentle wave to learn on, a playful point-like wall, a performance reef break, or a powerful big-wave setup, Nicaragua offers an incredible range of surf within a relatively short stretch of coastline.

Warm water. Consistent swell. Offshore winds. Empty lineups.

It’s a combination that keeps people coming back year after year.

## Why Finca Popoyo

> Five breaks within walking distance.

There are plenty of places to buy beachfront property. There are very few places where you can walk out your front door and paddle to five surf breaks. That’s what makes Finca Popoyo special.

Stretching along nearly a mile of white sand beach between Bahía Punta Sardina and the Guasacate River mouth, Finca Popoyo occupies one of the most unique stretches of coastline in Nicaragua. The variety of waves found here is remarkable. Whether you’re learning to surf, looking for playful everyday waves, or chasing powerful reef breaks, there is something for every level of surfer within walking distance.

At the southern end of the property lies Bahía Punta Sardina, a beautiful protected bay with approachable waves and a relaxed atmosphere. Moving north along the beach, you’ll find Popoyo Outer Reef, one of the most renowned big-wave breaks in Central America. Breaking nearly half a mile offshore over a volcanic reef, it comes to life when larger swells arrive.

Inside the reef sits La Lejana, a clean and forgiving wave that offers long rides and fun conditions across a variety of swell directions. A short walk farther north brings you to Popoyo Main Break, the wave that helped put Nicaragua on the international surf map. Consistent, powerful, and remarkably reliable, it’s one of the reasons surfers return to Popoyo year after year.

At the northern end of the community lies La Piedrita, a fast, hollow right-hander that can deliver some of the most exciting surf in the area when conditions line up.

And that’s just what’s directly out front. Within a short drive you’ll find Playa Santana, Playa Colorado, Lance’s Left, Panga Drops, Astillero, Playa Jiquelite, and countless other reef and beach breaks scattered along the coastline.

But the appeal of Finca Popoyo extends far beyond surfing. Over the last two decades, Popoyo has grown carefully and organically into one of Nicaragua’s most desirable coastal communities. Boutique hotels, locally owned restaurants, yoga retreats, and small businesses have created a lifestyle that feels comfortable without feeling overdeveloped.

Life here is simple in the best possible way. Mornings start with offshore winds and ocean views. Afternoons are spent in the water, exploring nearby beaches, or gathering with friends as the sun drops into the Pacific. The atmosphere is social when you want it to be and peaceful when you don’t. Finca Popoyo itself offers something that has become increasingly difficult to find along the Pacific Coast: space.

The community is gated, secure, and intentionally low density. Large beachfront and hillside homesites provide privacy, open views, and room to create something unique. Instead of rows of tightly packed homes, owners enjoy a landscape defined by nature, ocean breezes, and uninterrupted views of the Pacific.

The nearby Carretera Costanera has improved accessibility throughout the region, making it easier than ever to reach airports, services, restaurants, and neighboring beach communities while supporting the area’s continued growth.

Yet despite these improvements, the coastline remains remarkably uncrowded. The beaches are wide. The sunsets are uninterrupted. The ocean is always close. Life at Finca Popoyo is about more than owning property. It’s about living somewhere where the rhythm of the day is still shaped by the tides, the wind, and the waves. It’s about having space to breathe, room to build, and direct access to one of the most beautiful stretches of coastline in Central America.

For many people, that’s exactly why they came. And why they stay.
